Property Report

Overview

In 2025, Maccabi Victoria – via the Board and the Maccabi One Property Committee – continued its strategic pursuit of a permanent home for our 24 Clubs and members. While the challenge of consolidating all activities under one roof remains significant, we have made meaningful progress through partnerships, feasibility studies and engagement with key stakeholders.

Our approach remains focused on centralising Maccabi Victoria’s clubs’ activities in as few locations as possible to accommodate our diverse sporting and community needs.

Key Initiatives and Progress

1. Project Generation – Mount Scopus Relocation to Caulfield Racecourse

As this historic project slowly gains momentum, we have provided input on Maccabi Victoria and its clubs’ requirements, so that they might be considered and where possible accommodated. In 2026, we will continue to work with Project Generation as their plans continue to evolve.

2. Neerim Hub – Caulfield Racecourse

Early in 2025, progress continued with design concepts for a five or six-court basketball stadium, including dedicated administration space for Maccabi Victoria. Ths stadium was to be managed by Maccabi Victoria and McKinnon Basketball Association.

However, by mid-year, the project stalled due to funding constraints and competing proposals for the earmarked land, notably from the Melbourne Football Club who has its sights set on the same parcel of land for its new home base. MFC appears to be favoured to secure it the Neerim Hub and while negotiations between the club, State Government, Caulfield Racecourse Trust Reserve and Melbourne Racing Club continue, the basketball stadium proposal is on hold.

We have met with the MFC to understand its requirements and opportunities that might exist for Maccabi and its clubs should the Club secure this parcel of land.

3. Glen Eira Council

Continued dialogue with Council to advocate for our facility needs and explore joint projects. We have identified Princes Park and surrounds as a key strategic opportunity for a number of our clubs and in 2026 we intend on actively exploring the opportunities this location affords with Council and key stakeholders.

4. New Partnerships and Site Investigations

Across the year we explored a myriad of other opportunities – partnerships and sites – demonstrating our “leave no stone unturned” approach to securing a Maccabi home.

Leadership Transition

In October, Tim Bursztyn stepped down as Chair of the Maccabi One Property Committee. Tim has chaired the Committee since it was established nearly four years ago and under his leadership, the Committee made significant strides in strategy, planning and relationship-building. We offer our sincere thanks to Tim for his dedication.

We are reviewing how the Committee functions and Maccabi Victoria’s property initiatives are pursued.

Looking Ahead

While a permanent home remains elusive, we feel that we have made significant strides toward achieving this goal in 2025 and look forward to making meaningful progress in 2026. Our focus for 2026 will be on:

  1. advancing Project Generation;
  2. resolving the Neerim Hub situation and trying to secure an opportunity for Maccabi Victoria whatever the outcome there (whether MFC homebase or basketball stadium); and
  3. engaging with Council on opportunities at Princes Park.

The commitment to securing a home for Maccabi Victoria remains unwavering.
